Huntington Station, NY 11746, in the Town of Huntington

Ten minutes from the village. Hundreds of thousands less on the price tag.

Huntington Station is the Town of Huntington's value play. You get LIRR access to Manhattan, Huntington Village a few minutes up the road, and a $10 million state-funded revitalization underway around the station. I help you see what's already here and what your money is buying ahead of the curve.

The read, not the pitch: the most undervalued address in the Town of Huntington, and why that's changing.

Huntington Station sits between Dix Hills to the south and Huntington Village to the north. You're minutes from both, but the median home price runs well below the village, often by hundreds of thousands of dollars. The housing stock is solid: ranches, Capes, split-levels, and colonials built mostly between the 1930s and 1960s, many on quiet tree-lined streets close to parks and the North Shore beaches.

The LIRR station is the anchor. It's one of the busiest stops on the island, with two parking garages right at the platform and service into Penn Station, plus connections to Grand Central Madison. New York State awarded Huntington Station a $10 million Downtown Revitalization Initiative grant to improve walkability, upgrade storefronts, and bring mixed-use development near the station. Public money going into infrastructure is often a leading indicator of price appreciation, and this work is already in motion.

For investors, this is where the math gets interesting. Lower entry prices, LIRR-driven rental demand, and many homes with mother-daughter potential (with proper permits) make Huntington Station one of the stronger cash-flow candidates in the Town of Huntington. I run the full analysis, including cap rate, cash-on-cash, DSCR, and the permit requirements for legal accessory use, before you make an offer.

What I run before you offer on a Huntington Station home

A good price on paper can still be the wrong house. These are the checks I do on every property before we write anything.

  • Village proximity discount

How much you're saving versus a comparable home in Huntington Village, and what that difference buys you in monthly cash flow or down payment.

  • School district check

Huntington Station is split between the Huntington UFSD and the South Huntington UFSD. I confirm which district the specific address falls in before you offer, because the mailing address won't tell you.

  • Multi-use potential

Many homes here have mother-daughter or accessory apartment potential. I check zoning, permits, and the certificate of occupancy so you know what's legal before you price it as an investment.

  • Revitalization impact

How the $10M DRI grant and the station-area upgrades may affect property values near term, and how close the home sits to the projects that matter.

  • True monthly cost Added

Mortgage, property taxes for that district, insurance, and a realistic maintenance reserve for a 60 to 90 year old house. The number you'll actually pay, not the one on the listing.

  • Commute math Added

LIRR monthly pass, parking or drive time to the station, and the hours per week, weighed against what you'd pay to live closer to the city.

The $10 million revitalization, in plain terms

In January 2023, New York State named Huntington Station the Long Island winner of Round 6 of its Downtown Revitalization Initiative, a $10 million award. The state's stated goals for the area are more walkability, new public amenities, and room for mixed-use development around the station and the New York Avenue corridor.

That plan has moved from paper to construction planning. The Town of Huntington has been holding community meetings on streetscape work along New York Avenue, which is one of several DRI-funded projects in the pipeline.

I don't tell clients to buy on a promise. I tell them to understand the timeline, know which blocks are closest to the work, and buy a house that makes sense even if the upside takes longer than expected.

What it can mean for you

  • Buyers get in at today's prices in an area with public investment already committed.
  • Investors can target LIRR-adjacent homes where tenant demand is likely to strengthen.
  • Sellers can put the neighborhood's direction in front of buyers as part of the story.
  • Everyone should expect some construction disruption along the corridor while work is underway.

Project timelines are set by the Town and State and can change. I'll walk you through the latest status for any address you're considering.

What living here looks like day to day

Huntington Station is a working hamlet, not a postcard. That's part of why the numbers work.

The LIRR station

Port Jefferson Branch service to Penn Station with Grand Central Madison connections, and garage parking right at the platform.

New York Avenue

Route 110 is the hamlet's main commercial spine and the focus of the DRI streetscape work: shops, restaurants, and everyday services.

Walt Whitman Shops

The regional mall on Route 110 at the south end of the hamlet, with department stores, dining, and the errands you'd otherwise drive farther for.

Walt Whitman Birthplace

The state historic site where the poet was born in 1819, on Old Walt Whitman Road, with a museum and interpretive center.

West Hills County Park

Hiking trails, horseback riding, and Jayne's Hill, the highest point on Long Island, a short drive west.

Highway access

Route 110 runs south to the Northern State Parkway and the Long Island Expressway in a few minutes, which matters if you drive to work.

Same area, very different price points

From the harbor down to Half Hollow Hills, these are the communities I cover around Huntington Station. Tap any stop to compare.

  1. Huntington Bay

Incorporated village, waterfront estates, private beaches.

  2. Huntington Village

Walkable Main Street, the harbor, The Paramount. The lifestyle premium.

  3. You're hereHuntington Station

LIRR hub, $10M revitalization, the value entry to the Town of Huntington.

  4. Dix Hills

Half Hollow Hills schools, larger lots, move-up homes.

  5. Melville

Route 110 business corridor, newer construction and condos.

  6. Wheatley Heights

Half Hollow Hills schools at a lower price of entry.

Order runs roughly north to south. Not a transit map.

How I work in Huntington Station

Four kinds of people I help here, and how the math changes for each.

Commuters

Live on the platform, not in debt

I model the full commute cost, including the LIRR monthly pass, parking, and your time, against what you'd pay to live closer to the city. Huntington Station often wins on total cost of living, and I'll show you exactly why.

LIRR proximity plus multi-use potential

The revitalization story is your selling point

Public investment in the station area signals where the neighborhood is headed. I position your listing to capture that momentum, pricing it where buyers see value today while the trajectory works in your favor.

A way into the Town of Huntington

If the village or Dix Hills is out of reach right now, Huntington Station can be the first step. I'll compare loan options, closing costs, and the monthly payment side by side so you know what you can comfortably carry before you fall for a house.

Huntington Station questions I get asked most

Is Huntington Station cheaper than Huntington Village?

Generally, yes. Median prices in Huntington Station tend to run well below Huntington Village, often by hundreds of thousands of dollars for a comparable house. The exact gap depends on the street, the school district, and the condition of the home, so I pull recent sales for the specific homes you're considering.

Which school district is a Huntington Station home in?

Most of Huntington Station is split between the Huntington Union Free School District and the South Huntington Union Free School District. The mailing address doesn't decide it, so I confirm the district for every property before you make an offer.

How long is the commute to Manhattan from Huntington Station?

Huntington station is on the LIRR Port Jefferson Branch. Rides to Penn Station typically take about 60 to 75 minutes depending on the train, and there are connections to Grand Central Madison. Two parking garages sit right at the platform.

Can I buy a mother-daughter home in Huntington Station and rent part of it?

Possibly, but only if it's legal. The Town of Huntington regulates accessory apartments through a permit process with conditions attached. Before you price a home as an income property, I check the permits and certificate of occupancy so you know what the house is actually allowed to earn.

What is the Huntington Station revitalization project?

In 2023, New York State awarded Huntington Station $10 million through its Downtown Revitalization Initiative. The funding supports projects that improve walkability, public spaces, storefronts, and mixed-use development around the station and the New York Avenue corridor, including planned streetscape work.

Is Huntington Station a good place to invest in real estate?

It can be. Lower entry prices, rental demand from LIRR commuters, and homes with legal accessory apartment potential make the numbers work more often here than in neighboring areas. Whether a specific property works comes down to cap rate, cash-on-cash return, and DSCR, which I run before you offer.
