Huntington Bay, an incorporated village in the Town of Huntington
Huntington Bay is an incorporated village on the harbor with private beaches, its own village government, and some of the North Shore's most coveted waterfront homes. At this price point, the cost of a wrong decision multiplies. That's why I underwrite the property before you fall for the view.

At the top of the market, the financial analysis matters most, not least.
Huntington Bay is a small incorporated village with its own government, beach rights, and a level of privacy most Long Island communities can't offer. Properties here face the harbor directly: water views, boating access, and the kind of seclusion you get when a village has fewer than 1,500 residents. Homes rarely come to market, and when they do, the pricing reflects scarcity as much as square footage.
The financial complexity scales with the price. Getting any one line wrong is expensive. Getting them all right is what my MBA-level underwriting is built for.
At this level, you're dealing with waterfront insurance requirements, FEMA flood zones, village-specific tax structures, dock and mooring rights, and carrying costs that can run five figures monthly.
Buyers considering Huntington Bay should also look at Lloyd Harbor and Cold Spring Harbor. They share the North Shore waterfront character but with different tax structures, different local government, and different price dynamics. I compare all three so you're choosing the right waterfront, not just the first one you see.
Six checks, in the order I run them. You get the results in writing before you sign anything.
Mortgage, village taxes, flood insurance, waterfront maintenance, dock fees. The true monthly number, not the listing fantasy.
Which flood zone the property sits in, what that means for insurance cost, and whether an elevation certificate changes the picture.
Huntington Bay vs. Lloyd Harbor vs. Cold Spring Harbor. Different jurisdictions, different taxes, different character. I lay out the comparison so you choose with clarity.
Low inventory means longer marketing times for waterfront properties. I set expectations on days on market so your exit plan is realistic.
Certificates of occupancy for additions, docks, and pools, plus what village zoning allows if you plan to expand. Unpermitted work becomes your problem at closing.
New York's 1% mansion tax on purchases of $1M and up, title insurance, attorney fees, and the flood insurance escrow your lender will collect. No surprises at the table.
Listing sites show principal, interest, and a tax guess. On the water, that leaves out half the bill. This is the ledger I build for every Huntington Bay property you're serious about.
| Line item | What drives it | Where buyers get it wrong |
|---|---|---|
| Principal and interest | Loan size, rate, and whether the loan is conforming or jumbo | Using a conforming rate quote on a jumbo loan |
| Property taxes | Village, town, county, and Huntington UFSD levies on one assessment | Budgeting off the seller's bill, including exemptions that leave with the seller |
| Flood insurance | FEMA flood zone, elevation certificate, NFIP vs. private market pricing | Assuming last year's premium is next year's premium |
| Homeowners and wind | Coastal exposure, roof age, and which carriers are writing on the North Shore | Shopping coverage after the contract instead of before the offer |
| Seawall and bulkhead | Age, material, and condition per an engineer's report | Carrying no reserve for eventual replacement |
| Dock, mooring, permits | Village rules plus state and federal approvals for work on the water | Paying for dock potential that can't be permitted |
| Salt-air upkeep | Exterior finishes, HVAC, windows, landscaping, generator | Budgeting like an inland house |
| True monthly number | Calculated for your specific address | Delivered before you write an offer |
Every figure is address-specific. I don't publish averages for waterfront carrying costs because they mislead more than they help.
A one-square-mile village with almost as much water as land, ten minutes from one of Long Island's best downtowns.
Incorporated in 1924, with an elected mayor and board of trustees and its own village-level zoning. That means local control, and it also means another layer of rules to check before you buy or build.
Nearly half of the village's total area is water. Homes sit on East Neck facing Huntington Bay and Huntington Harbor, which is why views and exposure vary so much from street to street.
Beach access in parts of the village, including the Wincoma section, is reserved for residents and their guests. I confirm current village beach rules for any home you're considering.
The Huntington Yacht Club and harbor marinas are minutes away. If a dock or mooring matters to you, we check what's permitted and transferable before price talks start.
The entire village is served by the Huntington Union Free School District, one of the oldest districts in the country, with roots going back to 1657.
Main Street restaurants and The Paramount in Huntington Village are a short drive, and the Huntington LIRR station on the Port Jefferson Branch handles the commute into the city.
Three North Shore waterfront options in the Town of Huntington, three very different setups. The jurisdiction you buy into shapes your taxes, your permits, and your services.
| Huntington Bay | Lloyd Harbor | Cold Spring Harbor | |
|---|---|---|---|
| Jurisdiction | Incorporated village (1924) | Incorporated village | Unincorporated hamlet, governed by the Town of Huntington |
| Population (2020) | 1,446 | 3,571 | Larger hamlet area; varies by boundary |
| Public schools | Huntington UFSD | Primarily Cold Spring Harbor CSD | Cold Spring Harbor CSD |
| Setting | East Neck, facing Huntington Bay and Harbor, close to Huntington Village | Lloyd Neck, larger and more secluded lots, farther from town | Historic harbor hamlet with a small Main Street on Route 25A |
| What I check first | Village permits, flood zone, beach and dock rights | Village permits, commute time, lot-level flood exposure | Town permits, school district by address, harbor exposure |
School district and flood zone are address-specific. I verify both for every property before you offer.
Same town, very different price points and financial logic. I help you figure out which one actually fits your numbers.

Waterfront buyers
Waterfront properties carry costs that inland homes don't: flood insurance, seawall maintenance, dock permits, and village assessments. I model every line item so you know the real monthly number before you get attached to the sunset.
Sellers
Huntington Bay has very few listings at any given time. That scarcity supports strong pricing, but the buyer pool at this tier is small and deliberate. I set a data-driven asking price that captures the premium without overshooting into a long, quiet listing.
Relocation and second-home buyers

No. Huntington Bay is its own incorporated village inside the Town of Huntington. It shares the 11743 ZIP code with Huntington Village and Halesite, so a "Huntington, NY 11743" mailing address doesn't tell you which jurisdiction you're buying into. The tax bill does, and I check it on every property.
The Huntington Union Free School District serves the entire village. Nearby waterfront areas like Lloyd Harbor and Cold Spring Harbor are served mainly by the Cold Spring Harbor Central School District, which is one reason the comparison matters.
If the home sits in a FEMA Special Flood Hazard Area and you're using a federally backed mortgage, your lender will require it. Some waterfront homes in the village are mapped in flood zones and some aren't, and an elevation certificate can move the premium significantly. I pull the flood zone and get a quote before you offer, not after.
New York State charges a 1% tax on residential purchases of $1 million or more, paid by the buyer at closing. On a $2 million home, that's $20,000 in cash you need on top of your down payment. It goes into your cash-to-close estimate from day one.
Maybe. Work on the water typically needs village approval plus state and often federal permits, and some shorelines won't qualify. Before you pay a premium for dock potential, we confirm what's permitted and what already exists legally.
Longer than inland homes, as a rule. The buyer pool at this price point is small and careful. Before we list, I pull recent waterfront sales and days on market so the pricing and timeline are grounded in current data.
