Community Builders Program

A closing credit for the people who keep Long Island's nonprofits running.

If you work at a Long Island nonprofit, you get a credit of up to $2,500 at closing when you buy or sell your home with me. I've spent years managing finances for nonprofit organizations, so I understand how your pay, benefits, and budget work.

Your credit at closing

The credit is based on the final price of the home. It applies to each purchase or sale you close with me.

Buyers receive the credit at closing, subject to lender approval. Sellers receive it as a credit at closing. See full terms at the bottom of this page.

How it works

  1. Book a call

Tell me where you work and whether you're buying, selling, or both.

  2. Confirm your eligibility

Send a pay stub or employer letter. I'll note the program in your agreement.

  3. Buy or sell your home

We work through pricing, offers, inspections, and the contract together.

  4. Get your credit at closing

The credit is paid through my brokerage and shows on your closing statement.

Why I built this

I've spent years working with nonprofit organizations on the finance side as an outsourced CFO and controller. I know the budgets, the grant cycles, and the payroll. I also know how much the people doing this work give to their communities, often for less than they'd earn elsewhere.

Buying a home on a nonprofit salary takes careful planning. I'll help you look at your numbers before you talk to a lender, point you to first-time buyer programs worth checking, and make sure you aren't stretching further than you should.

That same attention to the numbers goes into pricing your home if you're selling.

Common questions

Can I use the credit with down payment assistance?

Often, yes. Every lender and assistance program has its own rules about credits, so we'll confirm with your lender early.

What if my lender limits the credit?

If your loan caps closing credits, the credit is reduced to the amount your lender allows. It can't be paid outside of closing.

I'm buying and selling. Do I get two credits?

Yes. Each transaction you close with me qualifies on its own, based on that home's price.

Does my employer have to sign up?

No. Any eligible employee can enroll on their own. Organizations that partner with me get extras like a staff workshop.

Run a nonprofit? Offer this to your staff.

There's no cost to your organization and nothing to administer. Share the program with your team as an employee benefit, and I'll handle the rest.

Email me about your organization
  • A ready-to-send staff announcement and flyer
  • A free lunch-and-learn on buying a home on a nonprofit salary, held at your office or online
  • No staff information shared with me unless an employee reaches out on their own
