Can You Still Sell Your New York Home in November? How the Timeline Works

Move With Ricky Blog

Quick answer: Yes, homes sell in November. The better question is whether your target closing date still works if you list now. Count backward from the date you want to close, and the answer usually becomes clear.

Start With the Closing Date You Want

Most sellers start with “when should I list?” It works better to start with “when do I need to be closed?” A New York sale moves through several stages: showings, an accepted offer, attorney review of the contract, the buyer’s inspection, the buyer’s mortgage commitment, and then the closing itself. Each stage takes time, and the buyer’s lender controls a lot of it.

Ask your attorney and a lender how long those stages are taking right now. Then add the time you need to prepare the house and photograph it. The total tells you the latest sensible listing date for the closing you want.

What Changes in November

Buyers who are still searching in November may have been at it for a while, and some may be working against a lease ending or a job start date. A well-presented listing at a realistic price can still get attention, though I would not assume a lot of showings.

Fewer showings also means each one matters more. Photos, price, and condition carry more weight when there are fewer chances to make an impression.

When Waiting Makes More Sense

If the house is not ready, or you would need to close by a date the timeline cannot support, listing now creates pressure with nothing to show for it. In that case, using November and December to prepare and listing in January gives you a cleaner start. A listing that sits through the holidays picks up days on market that buyers can see.

Questions Sellers Ask

Does a November listing mean a lower price? Not automatically. Price follows what comparable homes have sold for recently and how your home compares to them. Ask your agent for sales from the last few weeks, not the spring.

Should I take the house off the market for the holidays? That depends on whether you are willing to accommodate showings. If you are not, pausing is reasonable. If you are, staying active keeps you visible to buyers who are still looking.
