Columbus Day weekend – the second weekend of October – is historically one of the most active open house weekends of the fall real estate season in New York. Buyers who have been searching since September, who have a three-day weekend with no particular competing demand on their time, and who are feeling the urgency of the holiday freeze approaching in November consistently show up for open houses this weekend in higher numbers than most other fall weekends.
For sellers, this weekend is a genuine marketing opportunity that should be used deliberately.
Why This Weekend Works
The three-day weekend removes the time friction that often prevents serious buyers from scheduling showings. A buyer who can’t manage a showing on a weekday evening and whose Saturdays are packed can get out Sunday and Monday without work or school schedule conflicts. The extended weekend creates time that buyers use productively in a way that a standard weekend doesn’t always allow.
The October timing is also meaningful. Buyers who are serious about closing before the holidays are now feeling real urgency. A buyer who started their search in July and hasn’t found the right home is looking at an October that represents their realistic last window. How to Run a Great Open House This Weekend
Timing. Saturday or Sunday open houses from 1 to 3 or 12 to 2 PM are the strongest windows. Monday open houses can work for this specific weekend given the holiday, but Saturday and Sunday are the primary traffic days.
Presentation. The home should be at its absolute best. Fall light is lower in angle – every window should be clean, every lamp should be on, and the home should be fully lit even for an afternoon event. Eliminate pet odors, food smells, and anything else that creates a negative first impression in the first ten seconds inside the door.
Temperature. If it’s a cool October day, the home should be comfortably warm – not hot, but the warmth that makes a buyer sigh positively when they walk in from the cold. This is a subtle but effective sensory impression.
Neighborhood staging. If your neighbors are willing and your street allows it, directional signs from multiple nearby intersections significantly increase walk-in traffic from buyers driving the neighborhood. Work with your agent on signage strategy.
Agent engagement. Your agent should be present, engaging, informed, and NOT hovering. The best open house agent asks a warm question at the door, provides a property information sheet, and gives buyers space to experience the home privately while remaining available for questions.
