Summer in New York is the best season for home maintenance – long days, accessible exteriors, and conditions ideal for sealing, treating, and inspecting. Whether you're maintaining a long-term home or preparing to sell, this checklist covers the summer priorities.
Exterior
Deck and patio: Inspect for soft boards, loose fasteners, unstable railings. Pressure-wash and seal – summer conditions are ideal for this treatment, and proper sealing extends deck life significantly.
Exterior paint and caulk: Walk the full exterior. Look for peeling paint and cracked caulk around windows and doors. Failed caulk allows water infiltration that leads to paint failure and wood rot.
Air conditioning: Service your central AC if not done this season. Clean condenser unit, replace filters, confirm refrigerant levels. A poorly maintained system costs more to run and fails more frequently.
Foundation drainage: Walk the perimeter after a significant rain. Confirm water drains away from the foundation – pooling against the foundation creates waterproofing and structural concerns over time.
Pest inspection: Summer is when insect activity peaks. Schedule a pest inspection if you haven't in the past year, particularly for carpenter ants, termites, and stinging insects in wall cavities.
