There are thousands of real estate agents in New York. Most are capable at the basics. The differentiation between an average agent and an exceptional one often comes down to the quality of their thinking at the moments that most affect your financial outcome.
My background – in finance, accounting, and financial analysis – creates specific advantages for the sellers I represent. Here's where it actually shows up.
Pricing as Financial Analysis, Not Intuition
Most agents price homes based on accumulated experience and market feel. My approach is fundamentally analytical – I build a quantitative model: systematic comparable selection, documented adjustments with explicit justification, sensitivity analysis of how different pricing strategies affect likely outcomes, and a recommendation I can defend with specific numbers.
Sellers who have this level of analysis make better pricing decisions – and pricing decisions are the single most financially consequential choice in the entire sale.
Offer Evaluation as Risk-Adjusted Analysis
When a seller receives two offers – one higher with more contingencies, one lower with fewer – the right choice isn't obvious from face value. It requires assessing the risk-adjusted expected value of each path: the probability of closing, the likely variance in final price, the cost of each failure scenario.
This is a calculation, not a gut call. My background makes this kind of thinking native rather than acquired.
Negotiation as Optimization
The best negotiation approach optimizes the seller's total outcome across the entire transaction – including the probability of closing. This means knowing when to hold firm because the buyer's leverage is limited, when to concede because the cost is lower than losing the deal, and when to structure a counter that maintains the seller's position while keeping the buyer engaged.
These distinctions require the ability to model the transaction economically. That's what a finance background provides.
Understanding the Full Financial Landscape
My years in accounting – including management of not-for-profit organizations at ASNY and advisory work at KPMG – means I can work through after-tax implications, cash flow analysis, and the full financial picture of a home sale directly with sellers, without deferring every quantitative question to another professional.
