From Listing to Closing: A Week-by-Week Seller’s Timeline for New York Home Sales

Earlier posts have covered the general timeline of a home sale and the specific processes at each stage. This post puts it all together in a week-by-week format that sellers can use as a reference throughout their transaction.

Timelines vary based on market conditions, buyer financing type, and transaction-specific factors. The timeline below represents a smooth, well-managed transaction in a moderately active market. Cash transactions close faster; complicated transactions take longer.

Pre-Listing (Weeks -6 to -1)

Week -6 to -4: Engage your listing agent and sign the listing agreement. Conduct the CMA and finalize listing price strategy. Begin home preparation: decluttering, repairs, painting, landscaping. Engage your real estate attorney and provide them with the property information they'll need.

Week -3 to -2: Complete home preparation. Schedule and conduct professional photography when the home is fully ready. Agent prepares the MLS listing, listing description, and marketing materials. Schedule first open house for the first weekend after going live.

Week -1: Final review of all listing materials – confirm MLS data is complete and accurate, confirm photography is approved, confirm all marketing channels are ready to launch simultaneously. Confirm the listing will go live on the planned date.

Active Listing (Weeks 1-4)

Week 1: Listing goes live. Maximum buyer engagement window – showings are scheduled, open house is held, agent outreach to buyer's agent community is conducted. Agent follows up after every showing to gather feedback. In a competitive market, offers may arrive this week.

Week 2: Continue showings. Agent synthesizes buyer feedback and reports to seller. If offers have arrived, evaluate and negotiate. If no offers, assess showing volume against market benchmarks and evaluate whether any adjustments are warranted.

Week 3: If offers haven't materialized and showing activity is below market norms, have an honest conversation with your agent about whether a pricing or presentation adjustment is needed. If an offer has been accepted, the focus shifts to contracts.

Week 4: If still on market, reassess systematically. If under accepted offer, contracts are typically being finalized this week.

Contract to Closing (Weeks 5-18 for a Financed Transaction)

Week 5: Contracts signed (assuming smooth negotiation – sometimes this happens earlier, sometimes takes into week 6 or 7 for complex negotiations). Buyer's 10% deposit delivered to your attorney's escrow account. Home inspection scheduled.

Week 6: Home inspection conducted. Inspection report delivered to buyer within a few days. Inspector findings reviewed by buyer and buyer's attorney.

Week 7: Buyer submits inspection requests to your attorney. You review, discuss with your agent, and formulate response with your attorney's guidance. Post-inspection negotiation may take a few days to a week to resolve.

Week 8-12: Buyer's lender processes mortgage application and orders appraisal. Appraiser visits property (usually in weeks 8-10). Underwriting review of buyer's financials. Appraisal report issued. If appraisal is at or above purchase price, this step is complete without complications.

Week 9-13: Title search conducted by title company or attorney. Any title issues identified and resolved. This step typically completes well before closing unless title issues require meaningful resolution time.

Week 12-15: Mortgage commitment letter issued (lender's formal loan approval). This is the most significant milestone of the contract period. Mortgage contingency typically satisfied at this point.

Week 14-17: Transaction proceeds toward closing. Attorneys prepare closing documents. Final closing statement prepared and reviewed. Closing date scheduled and confirmed with all parties.

Week 16-18: Final walkthrough by buyer (24-48 hours before closing). Closing day – documents signed, mortgage funded, title transferred, proceeds wired to your account.

Cash Transaction Timeline (Shorter)

For all-cash transactions, the mortgage-related steps (weeks 8-15 in the financed timeline) are eliminated. Cash transactions typically close within 30-45 days of signed contracts, meaning the total timeline from accepted offer to closing can be as short as 6-8 weeks.

What Sellers Can Do to Keep the Timeline on Track

Respond promptly to your attorney's requests for information. Address any title issues identified by the title search without delay. Keep the property accessible for the inspection and appraisal. Be decisive during inspection negotiations – extended deliberation adds time. Be reachable in the week before closing for any last-minute questions from your attorney.
