Real estate teams – agents working together under a lead agent, dividing functions among members – have become increasingly common in New York. Whether a team structure benefits or disadvantages sellers depends heavily on how it's organized and how clients are actually served.

How Teams Are Typically Structured

Most teams have a lead agent who serves as the primary listing agent, strategic advisor, and client relationship anchor. Supporting them are team members who may handle transaction coordination, marketing, buyer representation, and showing assistance.

The rationale: specialized focus at each function, the lead agent's time freed for highest-value activities, and faster response times than a solo agent can sustain.

The risk: sellers sign with a prominent lead agent and then deal primarily with less experienced team members. The agent whose name won the listing may be only occasionally present in the actual transaction.

What to Ask Before Signing With a Team

"Who specifically will I speak with when I have questions?" If the answer is "our operations team" rather than the lead agent personally, calibrate expectations accordingly.

"Who will handle my offer negotiations?" The lead agent should personally handle negotiations – not delegate this to a junior team member.

"Who is my primary point of contact throughout the transaction?" Know the answer before you sign.
